You have heard about it, read about it, and probably if you have been out looking to purchase a house, have seen it: Staging.

This is the marketing phenomena that has been providing huge successes for many Sellers.  We aren't just talking about de-cluttering, some paint and a ficus tree in the living room.

We have been working of late, with an Interior Designer/Stager, but we are going to call her a Real Estate Stylist, who has a crew working with her, who do the heavy lifting when it comes to the de-cluttering, and cleaning.  She has painters, dry-wall guys and other service people as needed.  She will recommend new carpeting, and other floor coverings be replaced.  They will also pay attention to the outside of your house as well. 

It can take weeks to get a house ready for market, so that it will realize the highest possible price.  Furniture, linens, drapes and curtains, lighting fixtures, even paintings and other pieces that give a house a homelike feel to it, are all brought in.  The level of quality of these of course, has something to do with the homeowner's budget.  Whatever the cost will be at the end, it will probably be less than your first  price reduction if you don't do it.

Some people are away when this work is taking place, come home, and go into shock.  They say "it doesn't feel like home'.  That's OK.  It isn't suppose to feel like home, and that may very well be a good thing.  It is not going to be your home for much longer, and you really have to take yourselves out of the equation.  It has to have appeal to the largest number of people possible that come to see the house with an eye of purchasing it.

This is really important: no smoking!  The furniture that is brought into your house for the staging project is rented, and it will not be good for the Real Estate Stylist to return it with tobacco odours.  Not only that, but the house will be much more inviting to the visitors too.  We have seen people actually turn around and walk out of houses with tobacco odour on more than one occasion.
